Armed with your Buy Box, head to your real estate marketplace of choice (i.e. Zillow, Trulia, Redfin, etc.) Pop in your parameters and see what comes up as currently for sale. Capture these listings on the Window Shopping spreadsheet.

Once you’ve finished searching listings that are currently for sale, toggle your search criteria to recently sold. This is going to show you what homes actually sold for. Is this a market where everything is selling for over asking price? Or are homes sitting on the market for awhile and only selling after multiple reductions? Include the listings that meet your Buy Box criteria into your Window Shopping spreadsheet too.
